I’ve always been mission-driven when it comes to practicing law. I’m very happy to represent nonprofit affordable housing developers and CDCs create and preserve more affordable housing options throughout the Commonwealth.

Wataru (Wat) Matsuyasu represents community development corporations (CDCs) and other nonprofit organizations in real estate issues and the acquisition and financing of affordable housing deals in Massachusetts. Wat’s real estate experience includes real property purchase and sale transactions, zoning and permitting matters, conveyancing, title insurance, leasing, condominiums, and contracting for design and construction services.

Wat advises smaller CDCs outside the greater Boston area, providing general and transactional guidance on financing, development, and closings. Acting as outside general counsel, he helps clients with a variety of issues, including non-deal-specific contractual matters.

Wat knows what it’s like to walk in his client’s shoes. Two decades ago, he helped organize and founded the Southwest Boston Community Development Corp., which works with partners to create and preserve affordable housing in the Hyde Park and Roslindale neighborhoods of Boston. He was also a project manager with Preservation of Affordable Housing, Inc. (POAH), in Boston. Both experiences gave Wat an in-depth understanding of CDCs’ and nonprofit developers’ perspectives and concerns.

Drawing on a rich background, Wat builds close relationships with his clients to best serve their needs. With an extensive professional network, he enjoys connecting people who can help each other with projects. Wat also strives to deliver excellent value by being very efficient and mindful of organizations’ needs so he can provide the most constructive counsel to those he represents.

  • Represented a national nonprofit developer in a multi-phase, redevelopment of the Whittier Street Apartments, in collaboration with the Boston Housing Authority.
  • Represented a Massachusetts community development corporation in the acquisition and redevelopment of several former mill buildings in Lawrence in multi-phase mixed-use affordable rental housing projects.
  • Represented a Massachusetts community development corporation in the acquisition and redevelopment of several transit-oriented affordable and workforce rental housing developments in Brockton.
  • Represented a Massachusetts community development corporation in the acquisition and preservation (facilitated pursuant to MCL Chapter 40T) of multiple expiring use developments in the Fenway neighborhood of Boston.
  • Represented a Massachusetts community development corporation in the acquisition and development of several affordable rental housing developments in Northampton, Amherst and Hadley.
  • Represented a Massachusetts community development corporation in the acquisition and development of several affordable rental housing developments in Springfield, Pelham and Easthampton.
  • Represented a regional nonprofit community behavioral and mental health agency in the acquisition and development of permanent service-enriched supportive housing for chronically homeless individuals along with the development and operation of emergency shelter beds in Greenfield and Springfield.
  • Represented a regional housing and redevelopment authority in the acquisition and development of multiple affordable rental housing developments in Sunderland, Greenfield and Turners Falls.
  • Represented local nonprofit organization supporting the needs of women and children in the acquisition and development of single room supportive housing units and emergency shelter beds in Worcester.
  • Represented a regional nonprofit organization in the acquisition and development of permanent service-enriched supportive housing for veterans in Winchendon.
  • Represented a Massachusetts community development corporation in the acquisition, development and financing of multiple large-scale, mixed-use, mixed-income joint venture affordable rental and for-sale developments in downtown Boston.
  • Represented a private developer in the acquisition and development of multiple affordable workforce rental and for-sale housing developments in the Dorchester neighborhood of Boston.
