I love clients with big plans – I thoroughly enjoy thinking through the complex real estate and development issues that come with those plans and I love nothing more than to see the completed project actually welcoming in the people it was built to serve! Klein Hornig is a fantastic platform for mission-driven real estate attorneys to work alongside our clients to help them build what the world needs.

Joshua Fairchild represents for-profit and nonprofit developers constructing affordable housing and community development projects in Massachusetts and nationwide. He advises clients on complex real estate matters, including, CRE finance, joint venture structuring, title issues and land use arrangements, commercial and ground leasing, and condominium formation.

Recognized for his practical and solution-oriented approach, Josh excels at understanding a client’s business imperatives, portfolio concerns and market dynamics across so that he can cut through the noise to protect the vital interests, address prospective issues and move multi-party deals forward to closing and next stage development. He is committed to fostering strong, collaborative relationships with all stakeholders on all sides of the deal as well as at every level of the client’s organization. And having walked clients through difficult downside scenarios, he helps clients weigh options, understand when caution is most warranted and how to protect their most important objectives.

Josh offers significant experience drawn from a variety of fields, which in addition to real estate law practice, includes work in state government, nonprofit consulting, the energy sector, and medical sales. His commercial real estate experience with law firms, general counsel at a vertically integrated real estate developer, and also in the brokerage setting, provides him with a broad perspective on the industry and its dynamics.

I have served on the board of TransitMatters, Inc., since I co-founded the organization in 2014. TransitMatters is a public transit technical and policy advocacy group that currently manages an international volunteer base in addition to a 5 person staff and has become the go-to organization for media and elected officials in the Greater Boston seeking a trusted voice for global best practices in public transportation and transit-oriented land-use. I also serve on the board of my local neighborhood main streets development group, Roslindale Village Main Streets, which was the first and now largest urban main streets organization in the country.

Additionally, I volunteer as a youth soccer coach and love to take my family on outdoor adventures such as camping, hiking, and skiing. I am nearly 2/3 of the way toward my goal to visit every U.S. national park!
